Look up the owner
The owner names go to a public-records provider for identity, age, vital status, and known relatives — the backbone the rest of the research hangs on.

Find the obituary

Apply state inheritance law
The tree runs through an intestate-succession engine. Pennsylvania, Texas, Florida, Georgia, North Carolina, Ohio, and Washington are fully modeled — including spousal shares and community-property rules where they apply; other states fall back to a general per-stirpes model.
